What documentation do you need to apply for your mortgage?

A clear and professional guide to successfully preparing your application.

When you decide to take the plunge and buy a home and need financing, one of the keys to moving forward quickly is to have your documentation well prepared. A complete, structured and professional file not only avoids delays, but also improves your chances of approval and puts you in a better position with the banks.

At Finzia, we clearly explain what documentation is usually required by financial institutions, depending on your profile.

General documentation (applicable to all profiles)

This information is essential for any mortgage application:

  • Valid national identity card or foreign resident identification number
  • Marital status and family register (if applicable)
  • Latest income tax returns (IRPF)
  • Updated employment history report
  • Bank statements for the last 3-6 months
  • Information about other current loans, debts or guarantees
  • Proof of savings/initial contribution (if applicable)
  • Deposit or reservation agreement (if already in place)

If you are an employee

  • Employment contract
  • Last 3 payslips
  • Company certificate (in some cases, to confirm length of service or type of contract)

If you are self-employed

  • Quarterly and annual VAT and income tax returns (forms 130, 131, 303, 390, etc.)
  • Full income tax return (IRPF)
  • Annual summary of income and expenditure
  • Social Security contribution receipts
  • Certificate of registration on the electoral roll (form 036/037)

At Finzia, we carefully structure your file so that it clearly reflects the solvency and stability of your business, which is key for banks.

If you are an investor or owner of other properties

  • Property deeds
  • Rental agreements (if you receive income)
  • Declaration of this income on your income tax return
  • Statements or receipts for current mortgages
  • Valuations or appraisals (if any)

If you are not a resident of Spain

  • Valid identity documentation in your country of residence
  • Proof of income and employment status (contracts, payslips, foreign tax returns, etc.)
  • International bank statements
  • Sworn translation of documents (if they are in a language other than Spanish)
  • Proof of connection to Spain (e.g. reservation contract or interest in property)

At Finzia, we manage mortgages for non-residents with a digital approach tailored to each country, facilitating the entire process remotely.

Final tips

  • Submitting a clear, digitised and well-organised file makes all the difference.
  • Each bank may require additional documentation, so it is essential to seek professional advice.
  • At Finzia, we take care of helping you every step of the way, from the initial analysis to the delivery of all the necessary documentation to the entities.
